Santa Clarita Real Estate Market by the #’s

(included Stevenson Ranch excluded Acton & Agua Dulce)

The number of price reductions is very high however this is not a sign that values are falling, the reductions are simply a correction on what the home should have been priced at to start.  In July & August we experienced a shift in our market, showings & offers slowed.

Many factors come into play to create the Market conditions.
Market conditions vary from area to area, price ranges, condition of the property.
I have calculated days worth of inventory at 2018 YTD consumption rate in $100,000 increments for each area.

“We’re seeing the first indications that price appreciation may be slowing, but the underlying fundamental housing market conditions support a natural moderation of house prices rather than a sharp decline.”

As inventory begins to meet demand, we will see appreciation return to more normal levels. We are already seeing projections coming in lower than the 6.2% annual average we have seen more recently.

A balanced market = neither a seller or buyer advantage is defined as 180 days worth of inventory.

Stevenson Ranch

•$300,000 to $400,000 = 0 active properties

• $400,001 to $500,000 = 4 active properties

• $500,001 to $600,000 = 150 days worth of inventory

• $600,001 to $700,000 = 100 days worth of inventory

• $700,001 to $800,000 = 13 days worth of inventory

• $800,001 to $900,000 = 14 days worth of inventory

• $900,001 to 1 million = 100 days worth of inventory

• $1,000,001 + Over = 125 days worth of inventory
