• $500,001 to $600,000 24% 19% 71 day’s
• $600,001 to $700,000 14% 13% 59 day’s
• $700,001 to $800,000 10% 5% 110 day’s
• $800,001 to $900,000 3% 3% 74 day’s

Last year we saw 82% of solds under $600,000 with appreciation in play its now down to 76%
Active inventory under $600,000 is at 59% while YTD sold is at 76%
The $300,000 to the $500,000 range is our range with a shortage of active inventory.
I took a sampling of sold properties from a year ago, the average increase in value was around 8% / this was an average using multiple areas and price ranges.

Are properties still selling with multiple offers? yes & no. The properties selling with multiple offers are 1) priced right 2) have proper marketing to drive offers 3) up dated turnkey 4) In the price ranges with high demand 5) Have a “WOW” factor, large lot, views, unique // Pre marketing the property will improve the odds of multiple offers.
